Tide Homes

Profit Tracker

Every row runs the full Deal Analyzer engine — month-by-month draws, equity-first funding, capitalizing interest, ad valorem property tax, 65% facility on total project cost. Tide and investor profit are the same figures the analyzer reports, on the same assumptions.

Log locks a home in once it is bought: the row stops being editable, Reset will not touch it, and it comes back every time this page is opened. Unlog reverses that if it was logged by mistake — nothing is destroyed. A logged home still re-runs through the current engine on every load, so if an assumption moves, the booked profit moves with it. Uncheck a home to hold it out of the totals without deleting it. Soft costs default to the engine's itemized stack for that square footage — impact fees by tier, permitting off construction value, plus architectural, insurance, legal, office overhead and contingency. Type over the figure to pin it and puts it back on auto. Everything else the analyzer assumes — — comes straight from the shared engine and moves with it.
